IRVINE, California, United States — August 17, 2026 — Premier Workspaces®, one of the United States' largest privately owned flexible office operators, has secured a long-term lease for its 17,714-square-foot location at Irvine Spectrum Center, 100 Spectrum Center Drive, reinforcing the company's strategic commitment to high-performing business markets and underscoring sustained demand in the global Flexible Workspace Market, which was valued at USD 12.93 billion in 2025 and is projected to reach USD 74.28 billion by 2035, growing at a CAGR of 19.1%.
The Irvine Spectrum Center workspace, situated on the ninth floor of an Irvine Company-owned building, features 87 private offices, three professional meeting rooms, and an on-demand day office, supported by a dedicated onsite hospitality team. The facility was previously operated by another flexible office provider, and Premier has since transitioned the space, enhanced the client experience, and positioned the center for long-term performance.
With this lease commitment, Premier Workspaces now operates more than 212,000 square feet across nine Irvine locations and more than 554,000 square feet throughout Orange County. Portfolio-wide, the company manages more than 1.6 million square feet across 85-plus locations, serving enterprise users, professional service firms, hybrid teams, entrepreneurs, and growing companies. The company has set a strategic target of reaching 100 shared workspace locations nationwide.
"Irvine Spectrum continues to be one of Orange County's most active and strategically important business markets, and this long-term lease reflects Premier's continued confidence in the location, the asset, and the clients we have the privilege to serve," said Michael Pollack, Executive Vice President of Real Estate & Development at Premier Workspaces. Amy Fuller, President of Premier Workspaces, added that the long-term commitment enables the company to further enhance the client experience while preserving the quality and professionalism of the workspace.
Long-Term Lease Secured: Premier Workspaces has formalized a long-term lease at Irvine Spectrum Center, 100 Spectrum Center Drive, Suite 900 — one of Orange County's most active commercial business districts.
Expanded Orange County Footprint: The commitment brings Premier's total Orange County presence to more than 554,000 square feet across multiple locations, with nine sites in Irvine alone.
Facility Specifications: The 17,714-square-foot workspace includes 87 private offices, three meeting rooms, an on-demand day office, and floor-to-ceiling ninth-floor views with immediate freeway connectivity.
National Growth Trajectory: Premier operates 85-plus locations totaling more than 1.6 million square feet nationwide, with a stated goal of reaching 100 shared workspace locations as part of its long-term expansion strategy.
According to analysts at Next Move Strategy Consulting, Premier Workspaces' decision to secure a long-term lease at a premium Orange County location reflects a broader structural trend in the flexible workspace sector, where operators are transitioning from short-cycle, opportunistic expansion to disciplined, long-term portfolio commitments in high-demand commercial corridors. NMSC analysts note that with the global flexible workspace market projected to grow at a CAGR of 19.1% through 2035 — reaching USD 74.28 billion — operators that anchor themselves in established, high-occupancy business districts are well-positioned to capture enterprise demand as hybrid work models continue to drive corporate real estate optimization strategies across North America.
Premier Workspaces' long-term lease commitment at Irvine Spectrum Center reflects a maturing phase in the flexible workspace sector, where leading operators are moving beyond reactive space acquisition toward deliberate, performance-driven portfolio management. The Irvine market — characterized by a dense concentration of technology firms, professional service providers, and enterprise satellite teams — represents precisely the type of high-demand corridor that is expected to sustain strong occupancy rates as hybrid work adoption continues to reshape corporate real estate strategies.
As enterprises increasingly treat flexible workspace as a mainstream portfolio tool rather than a contingency measure, operators with established multi-location networks, hospitality-driven service models, and long-term lease stability are positioned to attract and retain a growing base of institutional and enterprise clients. Premier's trajectory toward 100 locations, combined with its expanding Orange County footprint, signals continued confidence in the structural demand underpinning the flexible workspace sector through the remainder of the decade.
