The era of abundant capital has given way to a disciplined environment shaped by higher interest rates and geopolitical tensions. This has curtailed cross-border investment, elevating domestic capital—particularly in the U.S.—to the forefront. Insurance companies, pension funds, and private credit platforms are now key drivers of deal activity, recalibrating portfolios to meet demands for yield and diversification. Capital is being redirected from traditional core real estate toward private credit and infrastructure for better cash flow alignment.
Simultaneously, the investor base is broadening. Regulatory changes may soon allow defined-contribution retirement plans to allocate to private real assets, potentially unlocking trillions in new inflows. Lower barriers are also drawing retail investors toward property-linked investments. For real assets to regain a larger institutional portfolio share, they must now demonstrably offer durable income, inflation protection, and unprecedented transparency—attributes scrutinized more intensely than ever.
Artificial intelligence has moved beyond streamlining underwriting to become a definitive competitive advantage. Machine-learning models now synthesize vast, once-siloed datasets—including tenant behavior, energy consumption, zoning laws, and market sentiment—to identify mispriced assets and hidden risks. This capability shortens due diligence cycles, reduces transaction costs, and makes speed-to-close a critical differentiator.
Perhaps more consequential is AI's role in dissolving traditional asset-class boundaries. A significant performance gap has emerged: over the past decade, top-quartile REITs by enterprise value outperformed the bottom half by roughly seven percentage points in total shareholder return, while smaller REITs delivered negative returns.
Capital and value are concentrating dramatically. The 10 largest REITs now account for roughly 44% of total enterprise value, whereas the bottom half represents just 7%. Smaller firms face structural disadvantages like higher overhead and leveraged balance sheets, limiting their ability to compete. "Expect accelerated M&A as capital concentrates, AI exposes inefficiencies, and platforms converge—real assets are entering a new phase defined by intelligence, integration, and scale-driven opportunity," said Tim Bodner, PwC's Global Real Estate Deals Leader. With about 180 publicly traded equity REITs remaining, PwC anticipates accelerated consolidation.
Looking ahead, deal activity will remain uneven, dominated by domestic institutional capital. A widening pricing bifurcation between trophy and non-core assets is forcing greater emphasis on downside protection and operational efficiency in deal structuring. While refinancing pressure mounts, the selective reopening of credit markets is making structured solutions like preferred equity more prominent.
The next cycle will be defined by convergence. AI-driven tools are increasingly quantifying energy efficiency and decarbonization potential, turning ESG compliance from an obligation into a measurable source of investment alpha. PwC concludes that the future of investing will be shaped less by geography or property type and more by data, scale, and integration. In this complex environment, winners will be those who combine artificial intelligence, disciplined capital, and platform-level thinking to extract value from a rapidly converging built world.
