LONDON, UK — June 16, 2026 — In a move that highlights the ongoing consolidation within the global property sector, Australian real estate investment manager Qualitas has officially agreed to acquire the investment management business of UK-based Starz Real Estate. The transaction secures Qualitas a pivotal bridgehead into the European and United Kingdom real estate debt markets during a period of shifting cross-border capital flows.
The acquisition directly transfers Starz Real Estate's existing investment management operations, institutional investor relationships, and portfolio capabilities over to Qualitas. Starz has established an active track record in the regional real estate debt market, engineering financing and credit solutions across diverse property asset classes.
While the companies have chosen not to disclose the precise financial terms of the agreement, the transaction is engineered to broaden Qualitas’ international asset footprint. It offers the Australian firm a fully operational platform to deploy capital into European commercial real estate debt.
The deal reflects a broader trend among major asset managers looking to build international scale as domestic markets face changing interest rate landscapes and evolving risk profiles.
"Cross-border consolidation is fundamentally redefining how institutional capital is deployed in the current Real Estate Market," notes an analyst at Next Move Strategy Consulting. "According to NMSC analysts, firms are increasingly bypassing the friction of organic international setup by absorbing established regional platforms that possess ready-made local underwriting expertise."
The integration process and a finalized timeline for the completion of the transaction are expected to be announced in the coming weeks. For Qualitas, adding Starz’s structural framework complements its current multi-sector property strategies, giving the company immediate localized execution capabilities in the UK and Europe.
As macro conditions pressure traditional bank lending across Europe, non-bank real estate debt platforms continue to fill the liquidity gap. This strategic acquisition positions Qualitas to capture that expanding mid-market lending demand directly.
