In a landmark move for Abu Dhabi's urban and economic ambitions, Mubadala Investment Company and Aldar have formed a joint venture to unlock the final major development parcel on Al Maryah Island. The monumental Dh60bn ($16.3bn) project is set to radically expand the island’s capacity as an international financial centre, nearly doubling its Grade A office space and introducing a comprehensive new mixed-use community.
This strategic partnership targets the nearly 500,000m² northern portion of the island, representing its last undeveloped landbank. The venture aims to translate this prime asset into approximately 1.5 million square metres of gross floor area, meticulously designed to cement Al Maryah Island's status as a preeminent global business and lifestyle destination.
“This landmark joint venture marks a defining moment in realising the full potential of Al Maryah Island,” said Bakheet Al Katheeri, CEO of Mubadala’s UAE Investments Platform. He emphasized the project's role in reinforcing the island's position at the heart of Abu Dhabi's economic diversification.
The development framework is engineered to support sustained growth and enhanced connectivity, with key pillars including:
Commercial Expansion, adding over 450,000m² of Grade A office space to serve the growing Abu Dhabi Global Market (ADGM).
Residential Community, creating more than 3,000 waterfront residences to attract a thriving professional population.
Enhanced Connectivity, featuring three new bridges to link with Reem Island and the mainland, and 2.5km of climate-controlled pedestrian walkways.
Integrated Amenities, expanding retail, dining, and hotel offerings, and incorporating a marina and significant open space.
Sustainable Master Planning, with enabling works scheduled to commence in 2026, following a detailed plan that allocates 20% of the area to open space.
This comprehensive plan is designed not just to build infrastructure, but to cultivate a fully integrated, walkable urban ecosystem that supports both business vitality and quality of life.
The scale and strategic intent of this venture have captured significant attention from international investors and real estate analysts. By addressing both commercial demand and the need for premium housing within the financial district, the project directly supports the continued ascent of ADGM, which already hosts thousands of licensed companies and professionals.
According to Next Move Strategy Consulting, this joint venture represents a transformative capital allocation that will profoundly impact the GCC's construction and real estate landscape. The commitment of $16.3bn by two sovereign-aligned giants signals unparalleled confidence in Abu Dhabi's long-term growth narrative as a knowledge-based economy. This project is poised to set a new regional benchmark for large-scale, financially-anchored mixed-use development, stimulate immense activity in the construction supply chain, and likely catalyze a wave of complementary investments in the surrounding area. Its execution will be a critical indicator of the Emirate's capacity to absorb and deploy mega-scale investments to fuel its next phase of economic development.
The launch of this expansion is more than a real estate project; it is a strategic inflection point for Al Maryah Island's evolution. By pooling their expertise, Mubadala and Aldar are transitioning the island from a established business destination into a denser, more vibrant, and self-sufficient urban hub.
“We are collaborating to create a world-class, mixed-use environment that will attract leading businesses, investors and talent from around the world,” stated Aldar Group CEO Talal Al Dhiyebi. This initiative solidifies a shared commitment to place-making on a grand scale, ensuring Al Maryah Island remains a cornerstone of Abu Dhabi's global appeal for decades to come.
